Roof Replacement in Southwest Florida

Full tear-off and replacement, permitted and county-inspected, with the wind mitigation credits set up before the crew ever arrives.

Most homeowners here reach the replacement decision somewhere between year fifteen and year twenty — which is, not coincidentally, the same window in which Florida insurance carriers start looking hardest at whether they want to keep covering the roof at all. That timing is worth understanding, because it means a replacement is rarely only a roofing decision. It resets your insurance eligibility, it opens up wind mitigation credits that were not available before, and it removes the single most common objection a buyer raises when the house eventually goes on the market.

Florida Gulf Roofing handles full residential and commercial replacements across all five counties we cover, from the permit application through the final county inspection and the Certificate of Completion. Mike runs the northern jobs out of Sarasota, Troy runs the southern ones out of Estero, and one of them is on your job rather than a salesperson who disappears after the deposit.

The roof inspection that starts it is free, and it stays free whether you hire us or not. If a repair is genuinely the better answer for your roof this year, that is what the report will say.

Replacement Options

A replacement is a chance to change what is on the roof, not only to put the same thing back. The three routes below behave very differently over thirty years, and the right one depends on where the house sits, what the association allows and how long you plan to own it.

Shingle replacement

Architectural shingles from Owens Corning, GAF, TAMKO and CertainTeed, all carrying Florida Product Approval and the wind rating your county requires for re-roofing. It is the most cost-effective full replacement available, with a realistic twenty to thirty year life in this climate, and algae-resistant and impact-resistant grades are worth pricing if your roof faces north or your carrier offers a discount for them.

Tile replacement

Barrel and flat tile in clay or concrete. The important point on tile is that the tile is usually not what failed — the underlayment beneath it was, and it has a twenty to thirty year life regardless of how good the tile still looks from the street. Where the tile is sound we lift it, replace the underlayment and reinstall it, which is a fraction of the cost of a full tear-off. Where the tile itself has gone, we confirm the structural load again before anything new goes down.

Metal replacement

Standing seam aluminum is the common choice on barrier island and canal-front properties, where salt air is the thing that actually decides lifespan. Forty to seventy years, the strongest wind mitigation credits of any covering, and effectively no maintenance beyond an occasional look. It costs more on day one and less across the life of the house.

Repair or Replace: How We Decide

Three things settle it: the age of the roof, how far the damage extends, and the condition of the system underneath the covering. A relatively young roof with isolated storm damage is a repair, and quoting a replacement for it is the thing that gives this trade its reputation. A roof near the end of its service life with widespread damage or failing underlayment is a replacement, and continuing to repair it is money spent buying progressively less time.

Florida’s updated 25% rule complicates the middle ground in a way worth knowing about. If more than a quarter of the roof surface is damaged, whether you may replace only the damaged section depends on when the home was built and whether it has had a prior replacement meeting current code. Homes built after March 2009 with a qualifying prior replacement have options that older homes do not. We work out exactly where your house sits during the free inspection, so you know your position before you speak to your carrier rather than after.

What an Unpermitted Replacement Costs You Later

Unpermitted roofing is one of the most common problems discovered during a Florida property sale, and it surfaces at the worst possible moment — under contract, with a closing date. It can void your homeowners insurance for storm damage, it gives a carrier grounds to deny a related claim, and it can draw fines from the county building division.

Retroactive permitting, which is what bringing unpermitted work into compliance after the fact is called, is almost always more expensive and considerably slower than permitting it correctly the first time. Every replacement we perform includes the full permit application, all required milestone inspections and the final close-out, so the situation never arises. If you already know there is unpermitted work on your roof, say so at the inspection — it is a solvable problem and we would rather find it now.

Included in Every Replacement

  • Complete tear-off and disposal. The existing system comes off and goes away. Anything soft or water-damaged found in the deck underneath is repaired as part of the job, not raised as a change order once the roof is open.
  • Permit, inspections and Certificate of Completion. Filed, scheduled, attended and closed out by us. You end up holding the documentation, which is the part that matters in five years.
  • Wind mitigation built in. Secondary water barrier, enhanced deck fastening and roof-to-wall connections specified and documented where they apply, then a wind mitigation inspection recommended straight after final sign-off so the credits actually reach your policy.
  • Real manufacturer choice. Owens Corning, GAF, TAMKO and CertainTeed on the shingle side, plus full clay and concrete tile and metal capability, so the recommendation is not driven by what we happen to stock.
  • Photographs before, during and after. A dated record of the old roof, the deck and the new system, which carriers and buyers’ inspectors increasingly ask for.

Why Homeowners Pick Us for a Replacement

Every storm season brings crews from out of state who work fast, take deposits and are gone before the next one. The warranty they leave you with is worth what the company is worth when you try to claim on it. We hold Florida DBPR certified roofing contractor license CCC1337243, which you can verify with the state before anyone sets foot on the roof, we carry general liability and workers’ compensation and provide both certificates upfront rather than on request, and both owners live in the market they run.

The other thing we do is tell you when not to buy a replacement. A roof repair that buys you five more years is a smaller invoice and the correct recommendation, and we would rather write it than lose the referral.

Roof Replacement Questions

How do I know if I need a repair or a full replacement?

The primary factors are roof age, the extent of damage, and the condition of the underlying system. A roof approaching 15 to 20 years old with widespread damage or a failing underlayment is typically a better candidate for full replacement than continued repairs. Florida's updated 25% rule means that in some cases, repairing a damaged section is both permissible and more cost-effective than full replacement. We assess both options honestly during your free inspection and recommend whichever makes more sense for your specific roof and budget.

How long does a roof replacement take in Sarasota?

Most residential roof replacements are completed in one to three days of installation time. Permitting through Sarasota County typically adds several days to a week before installation can begin. Tile replacements may take longer depending on the complexity of the roof geometry. We provide a project timeline with your quote and keep you updated throughout the permitting and installation process.

Will a new roof increase my home's value in Sarasota?

Yes. A new permitted roof is one of the highest-return improvements in Sarasota's real estate market, both for resale value and insurance eligibility. Many buyers specifically ask about roof age and permit history before making an offer, and a roof that has been recently replaced and properly permitted removes one of the most common buyer objections. The wind mitigation premium discounts available after a new roof installation also represent a real ongoing financial benefit.

What happens if my roof was replaced without a permit?

Unpermitted roof replacements are a significant liability in Florida. They can void your homeowners insurance coverage for storm damage, trigger demands for retroactive permitting during a property sale, and result in fines from Sarasota County's Building Division. Retroactive permitting, bringing unpermitted work into compliance after the fact, is almost always more expensive and complicated than permitting it correctly in the first place. If you are aware of prior unpermitted work on your roof, we can assess the situation and advise on the most practical path forward.

Can I switch roofing materials during a replacement, like going from shingle to metal?

Yes, and it's a common upgrade path. Switching materials during a replacement, for example from asphalt shingle to standing seam metal, is generally straightforward as long as the underlying structure can support the new material's weight. We assess structural compatibility during your free quote, particularly for any switch involving tile, which is significantly heavier than shingle or metal.

What Our Customers Say

Reviews left by Florida Gulf Roofing customers on Google, shown word for word.

We had some damage from the hurricanes. Mike and Troy came to inspect the roof and assess the damage. They were able to make repairs on a few missing shingles and even matched the original shingles. I appreciate the fact they did not try to upsell me something that I did not need. I would definitely recommend them to anyone needing a new roof or roof repairs.

Greg Shuey

Florida Gulf Roofing helped me with the insurance process after Milton. Troy did exactly what he said, the crew did an excellent job on site: clean, professional and on time. I could not have asked for a better experience during a stressful few months.

Olivia Mudry

My roof was leaking in many places causing water damage inside the house. Mike and his crew came out and installed a tarp the next day. After dealing with the insurance company they installed a new roof. They were professional, on time and cleaned up after themselves every day. I highly recommend them.
