A roof replacement in Cape Coral makes sense once the old system has nothing left to give: the underlayment is worn out, damage has spread across the roof, or the covering has simply reached the end of its life. The city has been building homes since its founding in 1957, so roofs of very different ages sit close together, and an inspection is how you find out where yours stands.
Re-roofs here are scoped and permitted by the southern side of the company, which Troy Martin runs from Estero. If your roof still has good years in it, a targeted roof repair in Cape Coral may be the better use of the money, and the written report will say so.

Tear-Off to the Deck, Then the New System
Whatever the new covering, a Cape Coral re-roof runs in a fixed order. The old roof comes off completely, which is the only way to see the sheathing, and any soft or water-damaged boards are replaced within the quoted job rather than billed partway through.
From there the roof is built back up in layers, each one with a job in the next storm. Fastening patterns and products are chosen for Lee County’s design wind speed, roughly 150 mph under today’s Florida Building Code.
- The old covering and underlayment removed and hauled away
- Sheathing checked, with soft or wet sections replaced inside the quoted price
- A secondary water barrier sealed to the deck before the covering goes on
- Enhanced fastening of the deck, plus roof-to-wall ties wherever they are needed
- A new covering carrying Florida Product Approval for Lee County wind loads
Choosing Shingle, Tile or Metal on a Cape Coral Home
Architectural shingle is the most common re-roof and lasts a realistic twenty to thirty years under Gulf Coast sun. Swapping shingle for shingle keeps the load on the framing about where it already was.
Tile is a different matter. Moving from shingle or metal to tile triggers a building review by the city, since the extra weight has to be checked against the framing. If the house already has tile and the tiles are sound, our tile roofing crew may only need to renew the underlayment and relay the same tiles.
On canal lots, standing seam aluminum is worth a close look. It shrugs off the salt that rusts steel, the system lasts forty to seventy years, and its concealed fasteners put it at the top of the wind mitigation scale.
Considering tile or metal for the new roof? Our free inspection is where we raise the city review and the structural question, before any plans are made.
The City of Cape Coral Permit, Start to Finish
Because Cape Coral is an incorporated city, its own Development Services issues roof permits inside the city limits. We file the application through the city’s portal with the required Roof Data Sheet, and some parcels also need an elevation certificate or FEMA paperwork, plus a floodplain check, before the permit is issued.
Our team is on site for every milestone inspection and closes the permit once the work passes. The Certificate of Completion is yours to keep, and it answers the roof question at insurance renewal and later at resale. Across the river, a roof replacement in Fort Myers is filed with that city instead.
Wind Mitigation Credits Start With the Spec
Under Florida law, insurers must offer discounts for wind-resistant features, but only documented features count. A new roof is the one time the secondary water barrier, the deck fastening and the roof-to-wall connections can all be built in and recorded.
After the city signs off on the roof, have a licensed inspector complete a wind mitigation report (Form OIR-B1-1802). That report is what carries the new roof’s features onto your policy.
Replacing a Roof That Went On in a Hurry After Ian
Ian caused major damage in Cape Coral in 2022, and a great many roofs were replaced over the next two years while materials were short and crews were stretched. Much of that work is fine. Some of it is not, and the shortcuts are rarely visible from the driveway.
When a post-Ian roof turns out to be sound, the inspection report states that and nothing is sold. When it is not, a replacement corrects the earlier work and leaves you with a permitted, documented roof.
What Comes With a Cape Coral Re-Roof From Us
- Soft decking fixed in the price. Damaged sheathing found during tear-off is replaced within the quoted job.
- The city permit, closed out. Filed with Cape Coral Development Services, inspected stage by stage, and the certificate handed to you at the end.
- Aluminum by the water. Metal roofs on canal-front homes go on as aluminum rather than steel.
- Credits built into the spec. Secondary water barrier and enhanced fastening are part of the plan from day one.
- A photo record of every stage. Dated photographs of the roof before tear-off, the bare deck and the finished job.
