Roof repair in Cape Coral usually begins with something small: a damp patch overhead, water dripping in an August thunderstorm, or a row of tiles knocked crooked by wind. On a home that backs onto one of the city’s canals, the cause is often a metal detail that salt and damp have been eating for years, and it can sit well upslope of the mark you see indoors.
Cape Coral is covered by our southern crew under Troy Martin, working out of Estero on the (239) line. When a repair needs a permit, the application goes to the City of Cape Coral, which runs its own roof permitting. Our main Cape Coral roofing page covers the bigger picture, from canal-lot specifications to commercial work.
Not every roof is worth patching. When the inspection points the other way, the written report says it plainly, and our guide to roof replacement in Cape Coral walks through what a full re-roof here involves.

Leaks on Canal Lots Start With the Metal
Salt air attacks flashing, drip edge and fasteners well ahead of the shingles or tiles. Rust usually begins inside a seam or under a lapped joint, out of sight, so a flashing can fail quietly for months before any ceiling shows it.
Water that gets past the metal can run several feet across sheathing and framing before it falls. We follow that path back to the opening, replace the rusted pieces with corrosion-resistant flashing, and take photographs of the spot both before and after.
- Step and wall flashing where a roof plane meets a wall or a second story
- Drip edge along the eaves, often the first metal to rust on a canal-side house
- Plumbing vent boots whose rubber collars have split in the heat
- Exposed fasteners rusting where they pass through the covering
- Ridge caps lifted by wind, letting rain blow under the top course
Surface Repairs, Deeper Repairs and City Inspections
A minor fix to a small patch of roof can go ahead without a permit. Bigger repairs need one, and inside the city limits the application is made to Cape Coral’s Development Services. Every residential roofing application there includes a Roof Data Sheet.
How far the work goes decides how it is inspected. A repair that stays on the surface gets a single final inspection. Once the repair goes below the surface, the city inspects it the same way it inspects a complete re-roof, so we scope the depth of the damage before we file and handle the inspections and close-out ourselves.
Patched the same Cape Coral leak more than once? Let us trace it to the source with a free inspection before another repair goes on.
Storm Damage and Tarping Since Ian
Hurricane Ian came ashore near Cape Coral on September 28, 2022, and the city took major damage. Wind does not have to rip shingles off to cause trouble. It can break the seal under a tab or nudge a tile sideways, and the leak only appears with the next hard rain.
Where rain is already coming indoors, a tarp goes over the damaged area to protect the house while the lasting repair waits on its city permit. Photographs are taken first, so you hold a dated account of the storm damage, and a full roof inspection after a big storm lets everything be repaired in one go.
Flat Roof Repair on Cape Coral Commercial Buildings
Low-slope roofs over the city’s storefronts and warehouses leak in a different way. Standing water, opened seams and tired edge or penetration details are the usual culprits, so the drainage gets checked alongside the leak.
Our crews fix TPO, EPDM and modified bitumen membranes. When a flat roof is worn out, our commercial roofing team can replace it with tapered insulation that slopes water toward the drains.
When Patching Stops Making Sense
A patch suits a sound roof with damage in one spot. Once problems turn up all over the roof, or the covering is close to worn out, each repair simply books the next one.
Tile is the usual exception. If the tiles are still good and only the underlayment beneath has given out, our tile roofing crew can take them up, lay fresh underlayment and reuse the original tiles. And if a roof fitted after Ian was done properly, you will hear that from us rather than a sales pitch.
What Cape Coral Homeowners Get With a Repair From Us
- Materials that suit canal air. Rusted flashing comes off and corrosion-resistant flashing goes on, so the fix is not undone by salt.
- The source, not the stain. Water is followed upslope to the point where it entered, and that is the spot we repair.
- Filed with the city when required. Permitted repairs go to Cape Coral Development Services and are closed out once inspected.
- Photos on either side of the work. You see the damage before anyone touches it and the finished repair afterwards.
- A straight call on repair or replace. If a fix would not last, the written report tells you so.
