Roofing Contractor in Cape Coral, FL

More than 400 miles of canals, a permitting office of its own, and houses from every stage of the city’s growth. A roof here is specified for the street it sits on.

Roofing in Cape Coral is canal-country work. The city sits in Lee County with the Caloosahatchee River along its south and east sides and Matlacha Pass to the west, and more than 400 miles of canals run between its streets, most of them navigable. Plenty of homes here back onto water, and their roofs feel it.

It is also a big city that grew fast. Founded in 1957 and incorporated in 1970, Cape Coral counted 194,016 people at the 2020 census, up from 154,309 in 2010, and it is the largest city between Tampa and Miami by both population and area. Houses from its early decades stand a few streets from houses built in the last few years.

Troy Martin heads our southern side from Estero, so a Cape Coral roof is priced by the half of the company that works Lee County, on the (239) number. Inside the city limits, a roof permit belongs to the City of Cape Coral rather than Lee County, so the city is where our applications go.

Roof Replacement

Cape Coral has houses from every stage of its growth, so plenty of re-roofs here are about age as much as storm damage. Each one is stripped to the deck, any soft sheathing is replaced within the quoted price, and the permit comes from the city.

Roof Repair

On a canal lot, salt and damp go after the metal details of a roof first, and those details are where many leaks begin. We find the entry point, photograph it before and after, and put a tarp over the damage if rain is already reaching the house.

Free Roof Inspection

Ian did major damage across the city in 2022, and a roof can carry storm damage nobody has noticed yet. There is no charge for the visit, every finding is photographed, and the report stays with you either way.

Everything else we do is on the roofing services page.

Repairing a Cape Coral Roof

On a canal lot, most leaks start at the metal: flashing, drip edge, fasteners and vent boots that salt has been working on for years. The fix is finding where the water really gets in, which is rarely right above the ceiling stain.

How we trace leaks, how the city inspects a repair, and what happens after a storm are all on our roof repair in Cape Coral page.

Replacing a Cape Coral Roof

When a roof is past repair, the job is a tear-off to the deck and a new system built for Lee County wind loads. The bigger decisions here are material, because the city reviews any switch to tile, and whether a canal-front home should go to aluminum metal.

The full process, the city permit and the wind mitigation credits are on our roof replacement in Cape Coral page.

Torn between patching your Cape Coral roof and replacing it? Have us look first: the inspection costs nothing and the photographs make the choice clearer.

Permitting Through the City of Cape Coral

Cape Coral is an incorporated city with a Development Services department of its own, so a roof inside the city limits is permitted by the city rather than by Lee County. Applications are made through the city’s online portal, and its residential roofing guidelines require a Roof Data Sheet.

Depending on the parcel, the city may also ask for a FEMA packet or an elevation certificate, and floodplain review applies where the address calls for it. Filing, the milestone inspections and the close-out sit inside our job, and the Certificate of Completion stays with you once it is done.

Across the river, Fort Myers runs its own permitting as well, while North Fort Myers next door is unincorporated and files with the county. Three neighboring addresses can mean three different permit offices.

Commercial Roofing in Cape Coral

Most commercial buildings carry flat or low-slope roofs, and in a climate of heavy summer storms, drainage decides how long they last. Our commercial roofing work uses TPO, EPDM or modified bitumen, chosen for the building’s use and its rooftop equipment.

Tapered ISO board creates positive fall toward the drains rather than relying on whatever slope the structure happens to have. On a commercial job the permit is pulled by the licensed contractor of record, which is us, and we coordinate plan review where it applies.

After installation, our bi-annual program checks drains, seams and membrane before hurricane season and again after the wet season ends.

Roof Inspection in Cape Coral

Cape Coral suffered major damage when Hurricane Ian made landfall nearby on September 28, 2022. A roof that came through looking fine can still hide lifted shingles, cracked tiles or tired flashing that only shows at the next heavy rain.

Our free roof inspection takes in the surface, every flashing and each vent boot, with photographs of anything worth showing you and a plain-English report. Timed ahead of an insurance renewal, that report doubles as dated proof of how the roof stood.

Canal Lots and Inland Streets

Few cities anywhere have as much water running through them as Cape Coral, and the right roof specification follows that water. A canal-front house gets corrosion-resistant flashing by default and aluminum wherever metal is used; a house on a dry street further inland may need neither.

The Cape Coral Bridge and the Midpoint Memorial Bridge carry traffic over the Caloosahatchee to Fort Myers, and our Estero side works both banks of the river.

Why Cape Coral Homeowners Call Us

  • The city’s permit, not the county’s. Cape Coral runs its own Development Services, and every job we do there ends with a closed permit and a Certificate of Completion in your file.
  • Specified for canal lots. Corrosion-resistant flashing and aluminum for metal where the house backs onto water, and no extras where it does not.
  • Honest about roofs fitted after Ian. If the roof that went on after the storm is sound, the write-up says so.
  • A Lee County office on a Lee County number. Cape Coral calls reach Troy’s side of the company in Estero on the (239) number.

Cape Coral Roofing Questions

What is the 25% roof rule in Florida?

It is triggered when damage reaches more than 25% of the roof surface. What decides the outcome is when the roof went on: a roof installed or last replaced to the 2007 Florida Building Code or later only needs the damaged part brought up to code, while an older roof may have to be replaced in full. During the free inspection we work out which side of that line your Cape Coral roof falls on.

Who issues roofing permits in Cape Coral, the city or Lee County?

The City of Cape Coral. It has its own Development Services department, and roof permits for addresses inside the city limits are applied for through the city's online portal rather than through Lee County. We file the application, attend the inspections and close the permit out.

Can I change my Cape Coral roof from shingle to tile?

Often, yes, but the city requires a building review before a shingle or metal roof is replaced with tile. Tile is much heavier, so the structure has to be confirmed first. We raise it at the inspection so the review is part of the plan from the start.

Is a metal roof a good choice for a Cape Coral canal home?

It is a strong choice for wind, and standing seam with concealed fasteners earns the highest wind mitigation credits available. On a house that backs onto a canal we specify aluminum rather than steel, because aluminum does not rust in salt air.

What is included in a roof inspection in Cape Coral?

The surface itself, each flashing, the fasteners and vent boots, and any sign that water is getting underneath, all photographed. On canal lots we pay closest attention to the metal details. The report is free, carries no obligation, and gives you a dated record to show an insurer at renewal.

Do you repair and replace commercial roofs in Cape Coral?

Yes. We install TPO, EPDM and modified bitumen on flat and low-slope commercial roofs, with tapered insulation so water runs to the drains instead of ponding. We pull the permit as the licensed contractor of record and offer a bi-annual inspection program, before hurricane season and after the wet season.

What Our Customers Say

Reviews left by Florida Gulf Roofing customers on Google, shown word for word.

Florida Gulf Roofing helped me with the insurance process after Milton. Troy did exactly what he said, the crew did an excellent job on site: clean, professional and on time. I could not have asked for a better experience during a stressful few months.

Olivia Mudry

Mike and Troy came to my house while they were doing work in my neighborhood and told me there were cracked and damaged tiles on my roof. My husband was skeptical at first but they showed us photos and explained exactly what needed doing and why. They were honest about what could wait and what could not. We are very glad we used them.

Selena Lavigne

I am beyond ecstatic about my new roof. The crew absolutely knocked this job out of the park. Mike came out and gave me an estimate (very fair priced), walked me through the roofing process, and showed me what shingles were best. Absolutely recommend this company.
