What we do

Roofing services across the Gulf Coast

Eight service lines, each permitted and inspected the same way. The material pages cover what goes on the roof; the job pages cover what we do to it.

Also offering residential roofing, new roof installation and roof maintenance plans.

Most people arrive here after something has already gone wrong — a stain spreading across a ceiling, a handful of tiles in the yard after a storm, or an insurer asking for a roof condition report before they will renew. What you need next depends entirely on which of those you are dealing with, and it is not always the expensive answer.

Florida Gulf Roofing covers the full range of residential and commercial roofing across five counties: Sarasota, Manatee, Charlotte, Lee and Collier. Every service on this page is carried out under Florida DBPR certified roofing contractor license CCC1337243, permitted through the correct local jurisdiction for your address, and closed out with county sign-off and documentation you keep.

The starting point for nearly all of it is the same. A free inspection tells you what condition the roof is actually in, what a carrier is likely to say about it, and whether you are looking at a repair, a replacement, or nothing at all this year. It costs nothing and it stays free whether or not you hire us.

Choosing

Repair, replace, or leave it alone?

Three situations, and they are genuinely different jobs. Getting this wrong in either direction costs money.

A repair is the right call when the roof has life left

Isolated damage on a system that is otherwise sound — a section of lifted shingles, a failed pipe boot, cracked tiles over one slope — is a repair, and a repair is what you should pay for. If a roofer quotes a full replacement for a localized problem on a roof with years left in it, ask them to show you the rest of the deck.

A replacement is the right call when repairs stop holding

Once a roof is near the end of its service life, each repair buys less time than the last, and at some point the arithmetic turns over. Florida’s updated 25% rule also changes what is permissible: whether a damaged section can be replaced on its own depends on the age of the home and whether it has had a prior code-compliant replacement.

Insurance is often the real deadline

Many carriers writing in Southwest Florida will not renew a shingle roof past about fifteen years, and some set that at ten in coastal high-wind zones. If yours is approaching that, an inspection now gives you room to plan the work on your schedule rather than being handed a non-renewal notice and a deadline.

A new roof can pay part of itself back

Florida law requires insurers to offer premium discounts for homes meeting current wind resistance standards, verified on Form OIR-B1-1802. Roof shape, deck attachment, secondary water barrier and enhanced nailing all count. We recommend booking that inspection straight after any replacement, because the credits are only applied once somebody documents them.

Materials

What actually goes on the roof

Material choice on the Gulf Coast is a question about salt air, wind rating, HOA rules and how long you plan to own the house — in roughly that order.

  • Concrete and clay tile resists salt air and UV, carries the highest wind ratings we install, and can run fifty years or more provided the underlayment beneath it is maintained. It is also the profile most architectural review boards in Lakewood Ranch, Venice and Naples expect to see. Tile roofing ›
  • Metal — standing seam, 5-V crimp or exposed fastener — is the strongest performer on barrier island and canal-front properties where salt is constant. Aluminum in particular, because it does not have steel’s corrosion problem in that environment. Metal roofing ›
  • Architectural asphalt shingle is the cost-effective choice and performs well when it is correctly wind-rated for your jurisdiction. It is the most common roof in North Port, Lehigh Acres and much of Bradenton. Shingle roofing ›
  • Single-ply and modified bitumen membranes — TPO, EPDM, mod-bit — cover flat and low-slope sections on both commercial buildings and the flat-roofed additions common on older Florida homes. Drainage design matters more than the membrane brand. Flat roofing ›

Every job

What comes with all of it

Whatever the service, these do not change.

  • The permit, pulled by us. Re-roofing and significant repair require one, and only a Florida DBPR-licensed contractor can pull it. Unpermitted roofing can void your homeowners insurance and it is one of the most common problems found during a property sale.
  • County inspection and close-out. We book the inspections, meet the inspector, and close the permit out. You end up with documentation proving the roof is code-compliant and insurable, which is the part that matters years later.
  • Photographic documentation. Before, during and after, so you hold a dated record of the roof and the work.
  • License and insurance certificates upfront. Full general liability and workers’ compensation, provided before we start rather than when you ask. If a roofer will not show you both, that is your answer.
  • An owner on the job. Mike runs Sarasota and the northern counties, Troy runs Estero and the south. You are dealing with one of them, not a salesperson who hands you off after the deposit.

What Our Customers Say

Reviews left by Florida Gulf Roofing customers on Google, shown word for word.

We had some damage from the hurricanes. Mike and Troy came to inspect the roof and assess the damage. They were able to make repairs on a few missing shingles and even matched the original shingles. I appreciate the fact they did not try to upsell me something that I did not need. I would definitely recommend them to anyone needing a new roof or roof repairs.

Greg Shuey

Florida Gulf Roofing helped me with the insurance process after Milton. Troy did exactly what he said, the crew did an excellent job on site: clean, professional and on time. I could not have asked for a better experience during a stressful few months.

Olivia Mudry

My roof was leaking in many places causing water damage inside the house. Mike and his crew came out and installed a tarp the next day. After dealing with the insurance company they installed a new roof. They were professional, on time and cleaned up after themselves every day. I highly recommend them.
