Planning a roof replacement in Venice starts with a question most owners never have to ask elsewhere: is the house inside the Historic or Venetian Theme District? If it is, the material, profile and color of the new roof go before the Architectural Review Board, on its own filing calendar, in addition to the usual permit.
If it is not, the job is a standard permitted re-roof. Plenty of Venice homes east of I-75 fall in that group, with newer shingle roofs and no district rules at all. We check the parcel against the city’s Architectural Districts map before the quote, so the price and the timeline are right from day one.
Mike Acklin, one of our two owners, runs the Sarasota County side of the business and is on Venice jobs himself. If your roof only needs a fix this year, the Venice roof repair page covers that route, and our free inspection will tell you which one you are looking at.

Tile Roof Replacement and Underlayment-Only Work
On many island homes the tile is fine and the underlayment under it has run out of life, which happens at roughly twenty to thirty years no matter how good the tile looks. In that case we lift the tile, replace the underlayment and set the same tile back.
Nothing visible changes, so the appearance question that drives district review largely falls away, and it costs a fraction of a full tear-off. When the tile itself is done, we source a match for the existing barrel profile where the original is discontinued, and confirm the framing can carry the load.
Shingle and Metal Roof Replacement
East of I-75 most homes carry architectural shingle. We install lines from Owens Corning, GAF, TAMKO and CertainTeed, rated for the wind code Sarasota County enforces on re-roofs and carrying Florida Product Approval.
Close to the Gulf, standing seam aluminum is worth pricing. Salt air shortens the life of steel near the water, while aluminum does not rust. It costs more at the start and earns the strongest wind mitigation credits of any covering. The metal roofing page explains how to read a metal quote.
New Roof Installation Inside the Theme Districts
District approval is about how the roof looks, not about holding you to an older, weaker system. We work within the Architectural Guidelines Handbook while still installing materials that meet current Florida Building Code wind rules.
Because the board meets on a set schedule, we build that wait into the project plan. Starting the review late delays everything behind it, so it begins as soon as you approve the scope.
What Every Venice Replacement Includes
Each job runs from the permit application to the final inspection, filed with the City of Venice inside city limits or with Sarasota County outside them.
- Complete tear-off, with any soft or damaged deck repaired as part of the job
- Secondary water barrier and enhanced deck fastening where they apply
- Photos of the old roof, the open deck and the finished system
- The Certificate of Completion handed to you at close-out
- A wind mitigation inspection recommended after final sign-off, using Form OIR-B1-1802
Why Venice Homeowners Choose Us to Re-Roof
- District review handled. We know where the Historic and Venetian Theme District lines run and plan the board’s calendar into your timeline.
- Original tile kept where it can be. Underlayment-only work keeps a sound barrel tile roof looking exactly as it did.
- The right metal near the water. Aluminum on island and canal homes, with a plain explanation of why steel is the wrong saving here.
- Permit closed out. Certificate of Completion in your hands, which carries extra weight on a historic home.
- Licensed and insured. Florida DBPR license CCC1337243, with liability and workers’ compensation certificates provided upfront.
