One town, two counties. Which side of the line your address sits on changes where the permit goes, and getting it wrong costs weeks rather than days.
Englewood is one of the few communities in our service area that is not contained within a single county. The northern part of town, including most of Manasota Key and the Historic Old Englewood Village, falls inside Sarasota County. The southern portion runs into Charlotte County. Both halves share the same laid-back coastal character, and they do not share a building department.
That is not a technicality. The permit application, the inspection scheduling and the close-out all follow whichever authority covers your address, and a contractor who assumes one and files with the other does not get a correction — they get a rejection and a restart.
We work all of Englewood and establish the jurisdiction before anything is filed. Beyond the paperwork, this is a coastal market: Manasota Key takes direct Gulf exposure, and salt air does more to decide the lifespan of a roof here than the covering on the spec sheet does.
On Manasota Key and anywhere close to the water we specify aluminum rather than steel, because salt air is the variable that actually matters. Galvalume-coated steel performs well inland and corrodes early here. If a competing quote does not name the metal, that is the question to ask.
Coastal exposure works on flashings, fasteners and vent boots first, and quietly. Failed seals around penetrations are the most common leak source we find here. Documented before and after, permitted where the scope requires it.
Full tear-off and replacement, filed with whichever county covers your address. Deck inspection and repair sit inside the scope rather than arriving as a change order once the roof is open.
Worth booking after any named storm. On a coastal property wind damage is routinely invisible from the ground, and a shingle that lifted and resettled is no longer sealed even though it looks untouched.
Addresses in the northern half of Englewood permit through Sarasota County. Addresses in the southern half permit through Charlotte County. The boundary is not intuitive from a street address, and the two counties do not process identically or on the same timescale.
We confirm which applies before filing. That sounds like a small piece of diligence and it is the single most common way a re-roof in this town loses a fortnight — a rejected submission means starting the queue again, and on a job already scheduled around a crew and a material delivery, a fortnight is expensive.
Manasota Key and the Salt Air Problem
Direct Gulf exposure on the key means salt is working on the roof continuously, and it attacks the metal parts long before it touches the covering. Flashings around chimneys, skylights and vents, fasteners, drip edge and vent boots all corrode faster here than three miles inland, and none of it announces itself. The failure presents as a leak years after the corrosion started.
On coastal properties we specify corrosion-resistant flashing as standard, and on metal roofs we specify aluminum. That is a small line on a quote and it is the difference between a roof that needs attention within a decade and one that does not.
Old Englewood Village and the Older Stock
The Historic Old Englewood Village area carries the town’s older housing, and with it the findings that go with age: underlayment past its service life, corroded flashings, and roofing systems installed before the 2002 code updates that have never leaked but would not meet current wind resistance requirements.
That last point matters more at renewal than in a storm. Carriers writing on this coast are increasingly acting on roof age and code compliance rather than on demonstrated condition, so a roof that has performed perfectly for twenty years can still become an insurance problem. A free inspection gives you a dated professional record and time to plan.
Why Englewood Homeowners Call Us
We check the county before we file. North Englewood to Sarasota, south to Charlotte. Established at the quote, not discovered at rejection.
Specified for coastal exposure. Corrosion-resistant flashing as standard near the water, and aluminum rather than steel on metal roofs.
Licensed and insured. Florida DBPR license CCC1337243, with liability and workers’ compensation certificates provided upfront rather than on request.
Honest about scope. On a lot of Englewood roofs the correct answer is flashing work, not a replacement. That is the smaller invoice and we would rather write it.
How do I know if my Englewood property is in Sarasota or Charlotte County?
It depends on your specific address, generally the northern part of Englewood including most of Manasota Key and the Historic Old Englewood Village falls in Sarasota County, while the southern portion is in Charlotte County. We confirm which county applies to your property before submitting any permit application, so you don't need to sort this out yourself.
Do permit fees differ between the Sarasota and Charlotte County sides of Englewood?
Yes, permit fees and some process details vary slightly between the two counties. We handle the correct application for whichever jurisdiction your property falls under, so you're not overpaying or dealing with a rejected application filed with the wrong office.
Do you serve homes on Manasota Key?
Yes, we serve Manasota Key and the surrounding Englewood coastal communities. Coastal and barrier island properties in this area benefit from material choices, like aluminum metal roofing, that account for the salt air exposure common along Lemon Bay and the Gulf.
Is a roof repair under a certain size exempt from a permit in Englewood?
On the Charlotte County side, minor roof repairs under 100 square feet that don't involve truss or rafter work are generally exempt from a permit. Sarasota County's exemption thresholds differ. We assess the actual scope of your repair and confirm permit requirements for your specific jurisdiction before any work begins.
What Our Customers Say
Reviews left by Florida Gulf Roofing customers on Google, shown word for word.
My roof was leaking in many places causing water damage inside the house. Mike and his crew came out and installed a tarp the next day. After dealing with the insurance company they installed a new roof. They were professional, on time and cleaned up after themselves every day. I highly recommend them.

These guys are diligent and trustworthy contractors. They know how to handle insurance claims and comprehensive retail bids. What separates them from the rest is that they actually answer the phone and follow through on what they say.
Garett Diedrich
Highly recommend Florida Gulf Roofing. They did my grandparents roof in Bradenton. Did a fantastic job.
