Roofing Contractor in Port Charlotte, FL

A large unincorporated community at the head of Charlotte Harbor, where the county sets the wind zone and the distance to the water sets the exposure.

Roofing in Port Charlotte is a Charlotte County matter from start to finish. Port Charlotte is not a city: it is an unincorporated community and census-designated place, governed by the county commission, with 60,625 residents at the 2020 census. That makes it far larger than its neighbor across the Peace River, and every re-roof here is a county permit.

The community was developed from the 1950s by the General Development Corporation during the Florida land boom, and it sits at the north end of the Charlotte Harbor estuary, northwest of Punta Gorda.

Mike runs our Sarasota side, which covers Charlotte County, so Port Charlotte is worked from the north rather than from our Estero office.

Roof Repair

Wind is what Ian brought to Port Charlotte, and wind damage hides: lifted ridge caps, unsealed shingles, loosened flashings. We find the real source of a leak, photograph it, and permit the repair through the county where the scope requires it.

Architectural shingles carrying the ASTM D3161 Class F wind rating and Florida Product Approval. Impact-resistant grades are worth a look only against your own carrier’s discount schedule.

Commercial Roofing

For flat roofs on offices, shops and warehouses we build in tapered insulation for positive fall to the drains, because ponding water is what shortens a membrane’s life. A twice-yearly maintenance program keeps drains and seams in check.

Roof Repair in Port Charlotte

When Ian made landfall on Cayo Costa on September 28, 2022, the southeastern part of Port Charlotte passed through the eye of the storm, and the damage here was mostly from wind. Wind damage is the kind homeowners miss, because a roof can look whole from the driveway while its seals have let go.

Our roof repair work starts with photographs of the damage before anything is touched. If water is getting inside, we can tarp the roof while the permanent repair goes through Charlotte County’s permit process.

Roof Replacement in Port Charlotte

A roof replacement comes off down to the deck, and the deck is inspected and repaired inside the scope rather than turning up later as a change order. New underlayment, flashing and covering go on to the wind zone the county has mapped for your address.

Two quotes can name the same shingle and still differ in fastening pattern and wind rating, so ask each contractor, including us. Wind mitigation features go in documented, so the credits can reach your policy.

Permitted Through Charlotte County

Because Port Charlotte is unincorporated, residential roof permits go to Charlotte County’s Building Construction Services, whose office sits in Port Charlotte itself on Murdock Circle. Our Punta Gorda page covers the other side of the river, where the city runs its own Building Division.

The county’s roof permit application asks for a wind zone of either 150 or 160 mph, taken from the county GIS for the address. A Florida DBPR-licensed contractor pulls the permit, the county inspects at milestones, and the job closes with a Certificate of Completion.

Roof Inspection in Port Charlotte

A free roof inspection covers the whole system: the covering for uplift, granule loss and cracking, the flashings around vents, skylights and walls, and the underlayment where it can be reached. You get the photographs and the written report.

Many carriers will not write a new policy on a roof over fifteen years old without an inspection. Knowing where your roof stands lets you plan on your schedule, not a renewal notice’s.

Exposure Near the Harbor and the Rivers

Charlotte County’s permit guidance sets wind exposure at category C unless a home is within 600 feet of a major body of water, such as the Peace River, Charlotte Harbor, the Gulf or the Myakka River, in which case it is category D. A waterside home is built to a stiffer standard than one a few streets inland.

Near the water, salt also works on the metal parts of the roof first. We use corrosion-resistant flashing as standard there and aluminum rather than steel for metal roofs. For the city to the north, see our North Port page.

Why Port Charlotte Homeowners Call Us

  • Filed with the county, built to its map. Port Charlotte is unincorporated, so every re-roof is a Charlotte County permit, built to the wind zone and exposure for the address.
  • Wind damage photographed first. We record the roof before any work starts, so the record of what the storm did is dated and yours.
  • A report that can say no. If your Port Charlotte roof still has years left in it, the written report tells you so, and that is where it ends.
  • Licensed for the county’s paperwork. Charlotte County permits need a state-licensed contractor, and ours is DBPR license CCC1337243.

Port Charlotte Roofing Questions

Who issues roofing permits in Port Charlotte?

Charlotte County. Port Charlotte is unincorporated, so roof permits go to the county's Building Construction Services, whose office is in Port Charlotte on Murdock Circle, not to the City of Punta Gorda. We file the application, attend the milestone inspections and close the permit out with a Certificate of Completion.

What wind zone is my Port Charlotte home in?

Charlotte County uses either 150 or 160 mph for homes, taken from the county GIS for the address, and the roof permit application has to state it. Exposure category D applies within 600 feet of a major body of water such as the Peace River or Charlotte Harbor, and category C applies elsewhere.

What is the strongest roofing material for a Port Charlotte home?

For wind, standing seam metal with concealed fasteners earns the highest wind mitigation credits available, and close to the harbor we specify aluminum rather than steel. A hip roof also earns larger credits than a gable, a choice open only on a new installation.

Why is a new roof so expensive in Florida?

Much of the cost sits in what the code requires for the wind zone and exposure: the fastening pattern, the underlayment and products with Florida Product Approval, plus the permit and inspections. When you compare quotes, ask what wind rating and fastening pattern each one includes, because that is usually where two prices differ.

My Port Charlotte roof came through Ian. Should I have it checked?

Yes, if nobody has looked at it since. The southeastern part of Port Charlotte passed through the eye of Ian in 2022 and the damage was mostly from wind, which often cannot be seen from the ground. A free inspection gives you photographs and a written report either way.

Which of your offices covers Port Charlotte?

Our Sarasota side. Mike runs the northern half of the company, which covers Charlotte County, so Port Charlotte calls go to the (941) 883-5148 number rather than to the Estero office.
