Roofing Contractor in Holmes Beach, FL

The middle city on Anna Maria Island, with its own building department, the Gulf on one side and Anna Maria Sound on the other.

Roofing in Holmes Beach is barrier island work. The city occupies the middle of Anna Maria Island in Manatee County, between Anna Maria to the north and Bradenton Beach to the south, with the Gulf to the west and Anna Maria Sound to the east. Every roof here lives with salt air, open wind exposure and a recent memory of flood water.

Holmes Beach was incorporated in 1950 and had 3,010 residents at the 2020 census. It runs its own Building Department, so a re-roof is permitted through the City of Holmes Beach rather than through Manatee County.

Mike Acklin oversees our Sarasota operations, which cover the island. The Anna Maria Island Bridge carries State Road 64 into Holmes Beach from the Palma Sola side of Bradenton, and we work tile, metal and shingle roofs here.

If your Holmes Beach roof came through Helene and Milton and nobody has looked at it since, a free inspection gives you photographs and a written report either way.

Free Roof Inspection

On an island that took storm surge and flooding in 2024, the useful first step is a dated record of what the roof looks like now. Free, photographed, written up, and yours to keep whether or not you hire us.

Metal Roofing

Salt air off the Gulf is the reason we specify aluminum rather than steel on every metal roof this close to the water. Standing seam with concealed fasteners also earns the highest wind mitigation credits available.

Tile Roofing

When a Holmes Beach tile roof leaks but the tile is sound, the underlayment beneath it is usually what has failed. Lifting the tile, renewing the underlayment and reinstalling the original tile costs a fraction of a full replacement.

Roof Replacement

A full tear-off with deck inspection and repair inside the scope, permitted through the city and closed out with a Certificate of Completion. Corrosion-resistant flashing goes in as standard on the island.

Storm Damage Roof Repair in Holmes Beach

Hurricane Helene passed nearly 100 miles offshore in September 2024 and still brought strong winds, storm surge and severe localized flooding to Anna Maria Island. The island was evacuated ahead of Milton, which came ashore near Siesta Key on October 9. A roof that held through both can still have been loosened by them.

Our roof repair work after a storm starts with photographs before anything is touched. A shingle that lifted and resettled is no longer sealed, and a shifted tile can start leaking at the next downpour, often with nothing visible from the ground. Where water is getting inside, we can tarp the roof while the permanent repair is permitted.

Roof Replacement in Holmes Beach

A roof replacement on the island is specified for the island. That means corrosion-resistant flashing as standard, aluminum rather than steel wherever metal is going on, and products carrying Florida Product Approval for the exposure.

It is also the one chance to build in the features carriers credit: a secondary water barrier, enhanced deck fastening and hurricane strap connections, plus hip roof shape where the geometry is being decided. We build them in and document them so the credits can reach your policy.

Permits and Flood Rules on the Island

Holmes Beach issues its own building permits through the city’s online portal, so a re-roof here is not a Manatee County filing. Anna Maria and Bradenton Beach are separate cities again, which is why we confirm the jurisdiction for an island address before anything is submitted.

Flood rules matter here more than on most of the mainland. Properties in flood-mapped areas may be subject to substantial-damage and flood elevation rules on top of the Florida Building Code, particularly where a home took storm damage, and we assess that during the free inspection where it applies.

Roof Inspection in Holmes Beach

A free roof inspection looks at the whole system: the covering for uplift, cracking and displacement, the flashings around vents and wall transitions, and the underlayment where it can be reached. On an island roof the flashings are usually where salt does its damage first.

You get the photographs and the written report whether or not you ever hire us. If the roof is fine, the report says so, and it measures the roof against the current Florida Building Code, which is worth having when a carrier or a buyer’s inspector asks.

Salt Water on Both Sides

With the Gulf to the west, Anna Maria Sound to the east and Tampa Bay off the north end of the island, no Holmes Beach address is far from salt water. Salt corrodes metal flashings, fasteners and vent boots faster than most homeowners expect, and it does so without showing from the street.

Corrosion-resistant detail is the baseline here, not an upgrade. For the mainland side of the bridge, our Bradenton page covers the city, and the island is served from our Sarasota side of the company.

Why Holmes Beach Homeowners Call Us

  • Island spec, not mainland spec. Corrosion-resistant flashing as standard and aluminum on metal roofs, because every Holmes Beach address sits close to salt water.
  • Filed with the city, not the county. Holmes Beach runs its own Building Department, and a re-roof goes there the first time.
  • Inspections that can come back clean. If your roof came through 2024 sound, the written report says so and you will not need us.
  • Licensed and on record. Florida DBPR license CCC1337243, photographs before and after, and a Certificate of Completion at the end of every replacement.

Holmes Beach Roofing Questions

Who issues roofing permits in Holmes Beach?

The City of Holmes Beach. The city runs its own Building Department and takes applications through its online portal, so a re-roof here is not a Manatee County filing. A Florida DBPR-licensed contractor pulls the permit, the work is inspected at set milestones, and you keep the Certificate of Completion.

What is the most durable roof type for beachfront property in Holmes Beach?

On the island, durability is mostly about salt and wind. Standing seam metal with concealed fasteners earns the highest wind mitigation credits available, and this close to the Gulf we specify aluminum rather than steel. Tile can last fifty years or more, though its underlayment typically needs replacing every twenty to thirty years.

My Holmes Beach home took storm damage in 2024. Does that affect my re-roof?

It can. Properties in flood-mapped areas may be subject to substantial-damage and flood elevation rules in addition to the Florida Building Code, particularly after storm damage. We assess whether that applies to your address during the free inspection, before any work is quoted.

What is included in a roof inspection on Anna Maria Island?

The whole roof system: the covering for uplift, cracking and displacement, the flashings for sealing failures, and the underlayment where it can be reached, all compared against the current Florida Building Code. You get the photographs and a written report whether or not you hire us.

What does a re-roof involve?

It starts with a City of Holmes Beach permit. The old roof comes off to the deck, the deck is inspected and repaired inside the scope, and new underlayment, flashing and covering go on, with corrosion-resistant flashing as standard on the island. The city inspects at milestones and the job closes with a Certificate of Completion.

Is roof restoration worth it on a Holmes Beach tile roof?

Often, where the tile itself is sound. A tile roof that leaks but looks fine has usually lost its underlayment, the actual waterproof layer. Lifting the tile, replacing the underlayment and reinstalling the same tile costs a fraction of a full replacement, and a free inspection tells you whether that route is open.

What Our Customers Say

Reviews left by Florida Gulf Roofing customers on Google, shown word for word.

We had some damage from the hurricanes. Mike and Troy came to inspect the roof and assess the damage. They were able to make repairs on a few missing shingles and even matched the original shingles. I appreciate the fact they did not try to upsell me something that I did not need. I would definitely recommend them to anyone needing a new roof or roof repairs.

Greg Shuey

Highly recommend Florida Gulf Roofing. They did my grandparents roof in Bradenton. Did a fantastic job.
